MND, tentative map, plot plan approved for Highway 79 parcel

The Riverside County Board of Supervisors approved an environmental Mitigated Negative Declaration, a tentative subdivision parcel map and a plot plan for a 14.06-acre parcel in unincorporated Temecula.

The supervisors’ 5-0 vote, Sept. 25, approves a tentative map to subdivide the property into 15 legal parcels ranging in size from 0.33 to 2.01 acres. The plot plan calls for eight retail buildings, four of which may include restaurants, and seven office or warehouse buildings. The buildings will total 138,495 square feet with business park buildings accounting for 89,395 square feet and retail space comprising the other 49,100 square feet. The plot plan also calls for 544 parking stalls along with landscaping and other improvements.

The parcel is east of state Route 79, north of Benton Road and west of Leon Road. It has Commercial Scenic Highway zoning, which will not be changed.

W. Development Partners submitted an application for a Conditional Use Permit and a tentative parcel map in September 2017. Because a plot plan is required for the proposed shopping center, a Conditional Use Permit will not be needed. In May 2018 the county’s Airport Land Use Commission found the project consistent with the French Valley Airport Land Use Compatibility Plan which was adopted in 2007 and amended in 2011.
